How to Price a House to Sell—
Two Crimes You Must Avoid At All Costs

Tips from the top Mooresville Real Estate agent for 7 years in a row.

Are you looking to sell your home in Mooresville, NC? There are two crimes that any realtor can commit when deciding on how to price a house. If you decide to sell your house, make sure your real estate agent doesn't commit either one.

Crime 1

The first pricing crime your realtor can commit is going to market at a price that is too low. The house can sell the same day and you're left wondering if there was some money left on the table. No one likes thinking that they lost an opportunity to make more money.

Crime 2

The second crime is a mistake that many realtors make. They bring a house to market at a price that is a little bit too high. As a result, you don't see the offers you'd like to see. People don't come to showings and there isn't a lot of interest in the house. A house can sit on the market for 90 days or even 120 days without being sold. At this point, the ship has sailed. If a house has been on the market for a long time, maybe 150 days, people begin thinking that it has a problem.

How Price a House to Sell

To avoid committing these crimes, start with a Competitive Market Analysis (CMA). This will help you decide how much your house is worth. To avoid committing Crime 1, you should price your home for sale just above that value.

Next, you take three weeks to look at the metrics. These metrics are things like showings, percentage of second showings, etc. If you decide to sell your Mooresville or Lake Norman property with us, we can further discuss such metrics.

After the three weeks, if things aren't working, you've got to find a way to make it work. That way, you won't end up with a house that sits on the market for 150 days. You also won't run the risk of worrying about lost money.

If you are thinking about selling your house, get at least 3 opinions. Just make sure Century 21 Lawrie Lawrence is one of them. We have been the top realtors in Mooresville, NC since 2013.

How Lawrie Lawence Became a Top Realtor in Mooresville, NC

From the Appliance Industry to Real Estate.

Thirty years ago, I never would have believed I would be selling real estate in Mooresville, North Carolina. At the age of 19, I began fixing washing machines in my nana's garage in Napier, New Zealand. This part of my life helped me develop who I was. I found out what I was good at and what I wasn't so good at.

After 3 or 4 months repairing appliances, we became the largest repairers in town. Eventually, Maytag came to Napier and we became their local dealers. After two years, we were the largest Maytag dealers in the country, but it was at this point where I realized that I was great at repairs, however sales was calling me more and more.

When I was working in the appliance industry, I had to be able to communicate with all different types of people. I talked to both very high income people and low income people. I could communicate with anybody and everybody. That's when I decided I was ready.

I sold my appliance company (which is still in operation today) and now I sell real estate. I have been the top realtor in Mooresville, NC since 2013. I love my job and I am thankful for the experiences that have brought me here.

As one of the top realtors in Mooresville, NC, we get a lot of questions. One of the most common questions we receive is: "How long will it take to sell my house?"

When it comes to selling a house in the Mooresville real estate market, there are three things that will never change: price, marketing, and presentation. Each of them has to be perfect for a house to sell. Think of it like a three-legged stool...if one of those legs is not standing, the stool will fall over.

What You Need to Know About Lake Norman Pier Permits

Do you have Lake Norman real estate with a dock or pier? Dealing with dock and pier permits can be tricky. If you live on Lake Norman or are thinking about buying or selling a home on the lake, there are some things you need to know.

The Grandfather Clause

A lot of people think that because their docks are from the 70's or 80's it means that they're grandfathered in, even if they are an unpermitted size, length, or shape. But that's not always the case. In fact, your dock may not be permitted at all.

For a dock to be grandfathered, it has to be permitted by Duke Energy initially. Unfortunately, a lot of people will find that their dock was never permitted. That means it is not grandfathered in today and therefore, not permitted.

If you are out there now and thinking about selling some Lake Norman real estate, check that your dock is permitted. Even if you aren't thinking of selling, you should check. It will save you a lot of stress in the long run.

Is Your Dock In Your Name?

You also need to make sure that your dock or pier is in your name and current with Duke Energy in your name. If it isn't in your name, it will be nearly impossible to transfer it to a new buyer. If you find out that your dock is not in your name, reach out and we can show you what you need to do to change that.

How to Sell Your House for the Most Money

The Ugly Truth About Ugly Homes

Do you want to know the secret to selling Lake Norman real estate? Maybe you don't realize it, but ugly homes don't sell!

What is an Ugly House?

It can be hard to define an ugly home. Maybe the home is outdated, or maybe it just needs a new paint job. When we are talking about Mooresville real estate, there is one thing that is certain. The Mooresville and Lake Norman real estate markets are move-in ready markets.

Home buyers have very little vision, very little time, and very little understanding of a renovation. When they see a home that doesn't do it for them, they don't know why. Sometimes it can be something as silly as it needs new paint or that staging wasn't done.

How Can I Sell My House for the Most Money?

There is nothing more frustrating than when your home has been on the market for a year. It might just be colors, space planning, or minimization that hasn't been done. Maybe your last agent brought it up and you didn't think it was a big deal. Well, it is a big deal!

You're in competition with other homes and you've got to stand out above the rest of them. In the end, it's not too much that is needed to bring your house to life. You may just need a bit of paint and some space planning.

At Century 21 Lawrie Lawrence, half of our business is going into listings that have been on the market for at least a year. We have a staging crew and a paint crew that will go in, pick the right colors, and give the space the vision it needs to sell. With our experience and our network, we can do these things at a good price.

If you can spend $5,000 to make $10,000 and sell your house, that's the best investment you can make. Buyers might look at 20 different homes before they see yours so making your house stand out will make a huge difference.

Why You Need to Get Your Crawl Space Inspected

How often do you go into your crawl space? Probably not that often. The average person living in Mooresville, NC hasn't been in their crawl space in 3 years. This can cause a lot of problems if you decide to sell your house.

In the Mooresville real estate market, you need to do a lot of due diligence if you want to sell your house. This means roof inspections, septic inspections, and even radon inspections. Among all these inspections, the number one thing that we see come up is an issue with a crawl space.

Crawl space issues do not tend to be small problems. There can be moisture issues, wetness, or even fungal growth. This can lead to problems down the road. When people want to sell their house, especially any lakeside property, crawl space issues cause a lot of stress for home sellers. Throughout the closing process, buyers get scared if they see a bad crawl space inspection.

Before you list your house to sell, you need to get down and inspect your crawl space. If you don't want to do it yourself, call someone else to get down there. A good maintenance protocol is to get it inspected at least once a year.

It's normal to fix problems that you see, like a leak in your bathroom. But if you've got a leak or a problem in your crawl space, you're not going to see it which is why it is so important to inspect it regularly before you end up with moisture problems and fungal growth.

Century 21 Lawrie Lawrence

Mooresville, NC Real Estate Professionals

Selling a house in the Mooresville, NC real estate market is not what it used to be. Luckily, the Century 21 Lawrie Lawrence team has been working for ten years on the Brawley Peninsula and have many more years of real estate experience to help you sell your house.

In 2011, the North Carolina real estate commission set up a due diligence rule. Similar to commercial real estate, buyers are given a 30-day period to get their finance and inspections done. While this makes sense, it has also caused a lot of potential issues.

Before, buyers only got one inspection: a home inspection. Now, it's a home inspection, a dock inspection, a well inspection, a driveway inspection, or anything else they want. During those 30 days, buyers have the right to pull out for any reason or for no reason at all. It creates a different type of negotiation.

Selling a home has the potential to be an emotional experience. At Century 21 Lawrie Lawrence, we try to keep that emotion from you. Our goal is to work behind the scenes juggling any issues that may come up, while you can continue living your life relatively uninterrupted.

We have an amazing team of closing coordinators, operation managers, and listing assistants. We work hard to present your house in the most positive light and handle any negotiations very carefully to help keep as much money in your pocket as possible.
